    Property Condition Assessments

    According to ASTM Standard ASTM E2018 – 15, a commercial Property Condition Assessment (PCA) summarizes “the physical condition of real property improvements on a specific parcel of commercial real estate.” Property Condition Assessments are typically completed as part of a property transaction and are often done along with a Phase I Environmental Site Assessment. 

    Unlike most other environmental firms, ECG provides both Property Condition Assessments and Phase I Environmental Site Assessments. When both are needed, ECG can complete the field work for both of these services within a single site visit, simplifying the process, and saving the client time and money.

    • Negotiating the purchase price of a property
    • Capital or strategic planning
    • Loan approval
    • Predictive/preventive maintenance
    • Insurance evaluations

    • Preparation of estimates for recommended major repairs or replacements
    • Summary of findings and costs for recommended repairs in a written report
