    Most commonly, ECG provides developers with asbestos services, soil testing, and environmental site assessments. Phase I environmental site assessments (ESAs) in particular are a standard requirement for transactions involving commercial and industrial properties. These studies are conducted during the critical due diligence period and can prevent a potential buyer from incurring significant environmental liabilities and cleanup costs.

    When a site assessment reveals soil and/or groundwater contamination on a property, ECG can help clients obtain a “No Further Remediation” (NFR) Letter from the Illinois EPA. The NFR Letter signifies a release from further responsibilities to perform remedial action and is considered evidence that the site does not constitute a threat to human health or the environment. In many cases, an NFR Letter can be obtained without conducting actual physical remediation (e.g. soil removal) at the site.
