Real estate developers represent one of ECG’s largest client groups because of our proven ability to provide quality environmental services on time and within budget. Most commonly, ECG provides developers with asbestos services, soil testing, and environmental site assessments. Phase I environmental site assessments (ESAs) in particular are a standard requirement for transactions involving commercial and industrial properties. These studies are conducted during the critical due diligence period and can prevent a potential buyer from incurring significant environmental liabilities and cleanup costs.

When a site assessment reveals soil and/or groundwater contamination on a property, ECG can help clients obtain a “No Further Remediation” (NFR) Letter from the Illinois EPA. The NFR Letter signifies a release from further responsibilities to perform remedial action and is considered evidence that the site does not constitute a threat to human health or the environment. In many cases, an NFR Letter can be obtained without conducting actual physical remediation (e.g. soil removal) at the site.
