ECG often provides commercial property buyers and sellers with Phase I and Phase II environmental site assessments. Phase I environmental site assessments (ESAs) are a standard requirement for transactions involving commercial and industrial sites, and are performed to identify potential environmental issues that can affect the value of a property.

Phase II environmental site assessments are conducted when a Phase I ESA identifies possible problems, such as soil and groundwater contamination. Buyers and sellers often want to be proactive and address these issues prior to the purchase/sale of a property. Owners in particular are aware that a future buyer, and usually the buyer’s lender, will require their own environmental study of the site, and that discovery of contamination can easily terminate a transaction. 

If contamination is found during a Phase II ESA, ECG can almost always address it without the removal of soil or groundwater by obtaining a “No Further Remediation” (NFR) Letter. An NFR Letter in hand effectively neutralizes environmental issues associated with the transaction, which facilitates a smooth property transaction.
